Fish Stocks:
The Brook Lake is pegged for 50. It is heavily stocked with common and mirror carp up to 30lb, roach and tench. The lake is ideal for carp, match or pleasure fishing.

The Moat Lake is pegged for 30. It is very heavily stocked with common and mirror carp and roach. The average size of fish is smaller than the Brook Lake, which makes it perfect for both match and pleasure fishing. Match winning weights regularly exceed 300lb (see angling press).

The Park Lake is pegged for 15. It is stocked to a similar density to the Moat Lake and therefore is perfect for pleasure fishing and small matches.

The Moat Lake, Brook Lake and Park Lake are available for day/night fishing and bookable for matches. We do not book individual swims for day and night tickets; this is operated on a first come first served basis.

The Osiers Lake
is a members only specimen carp water. Membership enquiries - 01245 230202.

Fishery Basic Rules
All anglers must have a valid ticket
No fish to be removed from fishery
Ticket valid for two rods only (see below)
All anglers to use a suitable landing net and unhooking mat
No tins
Swims must be kept tidy at all times
All litter and unused bait to be removed from the premises
No child under the age of 12 is allowed to fish without adult
supervision
No fires
No barbecues
Only barbless hooks to be used
No beach casting
No noise nuisance, radios, etc.
No unsociable or disruptive behavior
No dogs
All vehicles must not exceed 10 mph throughout the Estate
All vehicles to be parked only in the fishing car park
No keep nets. Except in formal pre-booked matches when all keep nets must be knotless and be no less than 10 feet in length, all fish 3lb and over are to be returned to the water immediately (not put in a keep net) and no fish is to remain in keep net for more than 3 hours, a mid match weigh-in may be necessary
No wading
Tackle must not be left unattended at the swim
No trespassing in surrounding farmland or woods
All anglers must be in possession of a valid national rod-fishing licence
Proof will be required for concessions (juniors, disabled & OAP's etc.)
All vehicles to be parked only in the fishing car park
Osiers Lake is strictly members only
Please respect all flora and fauna

General Information:
The Newland Hall Country Estate is situated 4 miles west of Chelmsford, Essex. It consists of a large picturesque 15th century Tudor Manor House with a moat, beautiful gardens and over 100 acres of grass and woodland with four superb fishing lakes surrounded by unspoilt countryside. There is ample close by parking, toilets and drinking water on site.

Newland Hall is situated 4 miles west of Chelmsford on the A1060, exactly 1 mile past the Cross Keys Inn on the left.

Exit M25 at J28, take the A12 towards Chelmsford. Exit A12 at Chelmsford (A414). Down slip-road, straight across roundabout.

Continue for about 2 miles, then 2 roundabouts close together, straight across first (White Horse Pub), left at second (Megabowl).

Continue through approx. 2 or 3 sets of lights until main junction with lights.

Turn left on A1060, sign posted Sawbridgeworth (Chrysler Dealer). Continue for approximately 4 miles passing pubs Horse & Groom, The Hare and Keys Inn.

Newland Hall is exactly 1 mile past the Keys Inn on the left. (Bus stops at end of drive). Continue down drive past large black barn and follow signs to the left for the fishing Car Park.
